The new core and shell office and life sciences building at Allston Yards spans 630,000 square feet and features lab and office spaces, ground floor retail, and a community center distributed across nine levels. Additionally, it includes 140,000 square feet of below-grade parking over two levels and a two-story enclosed mechanical penthouse of 60,000 square feet.
Strategically positioned between the Massachusetts Turnpike and Everett, Guest, and East Streets, the design thoughtfully addresses its diverse surroundings. The exterior along the Turnpike showcases a terraced podium that facilitates multiple outdoor terraces for tenants, cascading down toward Everett Street. This stepped design provides a more inviting scale, aligning with the adjacent smaller residential community to the east. The primary entrance along Guest Street is distinguished by a unique “glass zipper” form, which effectively separates the tower from the podium, enhancing the building’s dramatic entryway. In contrast, the facade along East Street presents a more subdued profile, anticipatively accommodating future residential developments nearby.
