The new core and shell office and life sciences building at Assembly Row encompasses a total of 484,700 square feet, featuring a combination of laboratory and office spaces, as well as full ground floor retail spread across seven levels. Additionally, the structure includes 91,000 square feet of parking located below grade across two levels, along with an 80,000 square foot, two-story enclosed mechanical penthouse.

This development completes the final parcel along Assembly Row, effectively establishing an urban hub at the eastern façade. By regrading the existing roadways to create elevated, flush curb conditions, a vibrant pedestrian experience is achieved, enhanced by catenary lighting. The architectural design includes two-story massing elements that shift to create usable terraces on both the northern and southern elevations.
